New Strong Trend in Home Prices for Tarrant County Real Estate Market | Published: 6/24/2016 |...

In this week's report, the number of homes sold in the Tarrant County market slid to 2,269 over the past 30 days, but still above the monthly average. Meanwhile, Dallas County reported 2,049 home sales, the highest number from all the surrounding counties. Prices were able to climb as this week's reported median sales price of $199,900 continued a four-week upswing. In spite of the decrease in sales, a low two months of inventory signals that Tarrant County is a definite seller's market.

Home Sales Increase in Westlake Real Estate Market | Published: 6/16/2016 | Homesnap Real Estate...

Over the last 30 days, the Westlake market looked active with six homes sold, a 20.0% increase from last week's report. To put it in perspective, close-by Fort Worth registered 1,022 homes sold in the same time frame, the most of all surrounding cities. Prices are rising in Westlake, and the median sales price this period increased from $975,000 to $1,087,500. Westlake is still a definite buyer's market, due to the availability of 10 months of remaining inventory, even after the uptick in sales.

Denton County Real Estate Market Continues Strong Trend in Home Prices | Published: 6/10/2016 |...

While home sales in the Denton County market have been above average, in this week's report they dropped 2.5% to 1,176 homes sold over the last 30 days. On the other hand, close-by Tarrant County registered 2,142 home sales in the same period, the most of all surrounding counties. The median sales price has been increasing as it hit $280,000, extending a 12-week long spike. There are only three months of inventory available in Denton County, so it's a seller's market, even with the decrease in sales.

Home Sales Decline in Denton County Real Estate Market | Published: 6/3/2016 | Homesnap Real...

Home sales in the Denton County market dipped below its average sales volume for the prior 12-month period. In this week's report, they dropped 11.6% to 1,095 homes sold over the last 30 days. Within the same time period, Dallas County had 1,974 sales, the most of all counties in the area. Potential buyers should note that prices went up in Denton County, with the median for this period rising from $275,855 to $279,990. With only three months of inventory to sell, Denton County is a seller's market, in spite of the dip in sales.

‘Serious seller’s market’ in Denton County

The housing market in Denton County is booming as builders work to keep up with demand and single-family homes sell quickly. The inventory of available homes is at an historic low and prices are still high in the Denton County real estate market, making it the optimal time to sell a house, local real estate agents said. According to data for the county from the Real Estate Center at Texas A&M University, the number of months of inventory for November was down to 1.9 — a record low for the statistic, which estimates how long it would take to sell all available properties. Since the center began tracking Denton County data in 1998, the figure has never fallen below 2. “There is an all-time low of homes on the market, so this is what they call a serious seller’s market right now. It is all about the sellers,”

April housing report released for southeast Denton County

The MetroTex Association of Realtors released Southeast Denton County home sales figures for the month of April. MetroTex President Steve Habgood acknowledged Southeast Denton County’s continued demand for more housing inventory. “Homeowners in Southeast Denton County on average can expect strong sale prices to continue as the number of available homes in the area is low and there are a lot of active buyers in the market,” said Habgood. “The housing inventory in Southeast Denton County is estimated to be at 1.7 months.” Less than six months inventory is considered to be a sellers’ market by the industry.

Housing Starts in U.S. Drop to Lowest Level in Three Months

Housing starts dropped 3.8 percent to a 1.1 million annualized rate, the weakest in three months, from a 1.14 million pace the prior month, a Commerce Department report showed Wednesday in Washington. The median forecast of 76 economists surveyed by Bloomberg was 1.17 million. Permits, a proxy for future construction, were little changed.
